Portfolio Acquisition Model Reconstruction - Alternative Asset Manager
Reconstruction of a client model to reduce memory, increase calculation speed, rationalize data flow, and connect to a data warehouse. With circa 5,000 tenants in a multitude of properties to be modeled as one entity, the client's model had a memory of over 100Mb, a 45 minute scenario iteration calculation time, and relied on a cumbersome manual copy / paste of the large data set to complete analysis.
Through a change in model structure and the integration of Power BI capabilities, Montrol Cubic cut the model size to 20Mb, reduced calculation time from 45 minutes to 45 seconds, and eliminated the need for risky copy / paste procedures through a seamless data warehouse connection, activated by the simple click of a button.
Large Portfolio Acquisition & Operational Cash Flow Model with Statistical Simulation Component - Investment Manager
Development of a comprehensive cash flow projection model for the acquisition and continued management of a portfolio of real estate assets destined for phased disposal. We designed a model that handles a large data set (circa 300 properties & 2,000 units) in one comprehensive model, in which the user can drill down to anywhere from the regional, holding entity, asset, use type, or unit level.
The model includes historical and forecast elements, as well as interactive and instantaneous reporting at all levels. In addition, the model provides for disposal simulations at the individual unit or asset level, via a statistical sales curve approach, or by any combination of these. Dynamic set-up easily allows for a multitude of simulations, including varied tax, debt, and promote considerations. Despite the complexity of the task and the large size of the data set, our model measures under 10Mb and allows for instantaneous calculation.
Software implementation Consulting & Annex Model Development - Real Estate Fund Manager
Advised on the implementation of a two new asset management software packages adopted concurrently into existing operations and inhouse modeling practices. Ensured that the two packages would be able to successfully concord, and developed bridges between the two applications. Worked with both the software developer and the client to help customize required database elements and outputs.
Data Management Model Development - International Retailer
Development of a consolidated, interactive, and user friendly model for a vast number of international suppliers to communicate details of article components. The challenge included simplifying a complicated spreadsheet -- with its many columns to account for the level of detail of the information needed -- into a palatable tool.
Depending on the product type, not all columns were relevant to all users, making it rather cumbersome. And user level varied vastly, so we needed a simple tool geared to even the most basic user, something easy to use and quick to fill out, yet powerful in its own right. We created an interactive tool that automatically adapts to the specific inputs being applied, guides the user through the inputs, and provides warnings when more information is needed. The tool's database structure further allows the client to utilize the incoming data in their current data systems.
Development of Financial Feasibility Model for the Redevelopment of an African Region - Real Estate Developer
Worked with developers and urban planners to concoct a bespoke dynamic cash flow forecasting model for assessing the financial viability of a regional development project. This included comprehensive considerations for both real estate and its underlying infrastructure. The model incorporates both Land Owner and Sub-Developer perspectives, and allows for extremely flexible phasing scenarios. Despite the complexity and overall size of the operation -- in addition to the breadth of types of scenario simulations needed -- the model was developed to be highly streamlined and easy to use, with memory remaining under 3MB.
